Palm Beach Island — North End

Accelerating

The north end is where the smart money is moving right now. Three significant sales above $30M in the last quarter alone. Inventory is thinning — if you're waiting for a correction here, you're going to be waiting a long time.

If you have the capital and the conviction, move now. The north end rewards early movers.

Palm Beach Island — South End

Steady

The south end is quieter — both in terms of noise and transaction volume. This is where old Palm Beach lives. Properties trade less frequently, but when they do, they set records.

Be patient. Build relationships. The south end rewards those who are in it for the long game.

West Palm Beach — Waterfront

High Demand

Flagler Drive and the surrounding waterfront corridors are the most dynamic market in the area right now. Young families, finance relocations from the Northeast, and a restaurant scene that's finally matching the real estate.

This is the value play. Waterfront living, walkability, and upside — all at a fraction of island pricing.

El Cid & Flamingo Park

Emerging

These historic neighborhoods are having a moment. 1920s Mediterranean Revival architecture that you can't replicate. Walkable to Clematis, close to the water, and still priced below $3M for most homes.

Buy the worst house on the best block. The renovation math works here better than almost anywhere else.

Worth Avenue, Palm Beach
